What Is The Mortgage Process?
The mortgage process is the series of steps that take you from exploring a home loan to signing at closing. It lays out what lenders typically request and when they request it, so you can prepare the right documents at the right time.
This process involves providing identification, proof of income and assets, details about existing debts, and completing milestones such as the appraisal and final underwriting review. Following the flow of these steps helps prevent delays and ensures your paperwork is complete.
How The Mortgage Process Works
Before you apply, review your credit, set a realistic budget, and gather essential documents such as a government-issued ID, Social Security number, recent pay stubs, and bank statements. List your current debts and estimate your debt-to-income (DTI) ratio. DTI compares your monthly debt payments to your gross monthly income and helps lenders gauge affordability.
After you apply, the lender verifies your information, which may include W-2s, tax returns, employment, and assets. Self-employed borrowers may be asked for business tax returns and a year-to-date profit and loss statement. The lender orders an appraisal to estimate the home’s value. An underwriter reviews the file and may issue a conditional approval with a few items to resolve, such as updated pay stubs or explanations for large deposits. Once conditions are satisfied, you receive a clear to close and move on to signing. Staying organized and responsive keeps your documents current and ready when requested.
Why The Mortgage Process Matters
Understanding the mortgage process helps you anticipate each step and provide what’s needed on time. That can shorten timelines by preventing missing or outdated documents. It also helps you avoid common roadblocks, such as unexplained deposits or employment changes mid-process, by keeping your paperwork organized and accessible.
Mastering the documentation requirements can influence your eligibility and costs. Strong, consistent financial records can support better loan terms, while incomplete files may lead to delays or extra verification. Following the process carefully helps align your documents with lender expectations from application through closing.
Our Mortgage Loan Process
Prequalification — Your mortgage journey begins with a conversation with a TowneBank Mortgage loan officer. During prequalification, we'll review your credit, income, financial goals, and available mortgage loan options to help determine how much home you may qualify for and identify the financing solution that best fits your needs.
Application — During the mortgage application process, your loan officer will collect important financial and employment information to help streamline your loan approval. You'll be asked to provide supporting documents such as W-2s, pay stubs, bank statements, and employment history.
Loan Estimate — fter applying, you'll receive a Loan Estimate outlining key mortgage details, including your estimated interest rate, monthly payment, loan terms, and closing costs. Review this document carefully before moving forward.
Processing — Once your documents have been received, your loan enters processing. Our team will verify your information, order a credit report, property appraisal, and title report, and prepare your loan file for underwriting.
Underwriting — During underwriting, an underwriter reviews your financial profile, credit history, income, assets, and property information to determine whether your mortgage loan meets approval guidelines.
Underwriting Conditions — In many cases, additional documentation may be required before final loan approval. These underwriting conditions are a normal part of the mortgage process and may include updated financial records or verification documents specific to your situation.
Closing — After final approval, your loan moves to closing. We'll coordinate with the closing attorney to prepare your loan documents and confirm closing costs. Once the paperwork is signed and finalized, you'll receive the keys to your new home.
